We are paid for the analysis, never for the outcome

DominicanVest is paid by the investor for independent analysis and advisory work. We do not receive developer commissions, referral fees or payments for favorable coverage. Our compensation does not depend on what you decide to buy.

The Conflict

Almost everyone advising you is paid by the sale

In Dominican Republic real estate, many of the people an international buyer meets first have a commercial interest in the transaction.

Developers want to sell their inventory. Brokers and agents are commonly compensated when a transaction closes. Referral networks may receive a fee for introducing a buyer.

None of this automatically makes their information wrong. It simply means their incentives are different from yours.

When compensation depends on a purchase taking place, there is a natural reason to emphasize what supports the sale and less reason to challenge the assumptions behind it.

Our Position

Remove the incentive and the analysis changes

DominicanVest is paid for the work required to assess an opportunity, not for producing a particular conclusion.

Our compensation remains the same whether our assessment supports proceeding, negotiating, investigating further or walking away.

We do not become more successful because you buy a property.

That separation matters. It allows the analysis to focus on one question:

Does this opportunity make sense for the investor considering it?

Our Commitments

What we do not accept

No developer commissions

We do not accept commissions, success fees or transaction based compensation from developers or project owners for properties we analyse. Our client pays for the analysis. The conclusion does not affect what we earn.

No referral fees

We may identify when a lawyer, tax adviser, technical specialist or other professional should be involved. If we mention an external professional, our analysis does not depend on whether you use them and we do not accept payment simply for directing you to them.

No sponsored placement

A developer, broker or project cannot pay for preferential treatment, a stronger recommendation or favorable positioning within an analysis. Coverage must be earned by the evidence.

No listings and no inventory

DominicanVest does not operate as a property marketplace and does not hold inventory that needs to be sold. We are not trying to move a particular unit, development or portfolio.

Independence should be verifiable

Our methodology is published

We explain how our assessments are structured and what evidence contributes to our conclusions. A reader should be able to understand how an assessment was reached instead of being asked to trust a score without context.

Sources are cited in the work

Where external information contributes materially to an assessment, we identify the underlying source whenever reasonably possible. Evidence should be distinguishable from interpretation.

Estimates are labelled as estimates

Rental income, occupancy, appreciation, operating costs and other forward looking figures cannot always be known in advance. When modelling requires assumptions, those assumptions are identified rather than presented as established facts.

Errors are corrected

Research can change. New information can emerge. Mistakes can also happen. When a material error is identified in work we have delivered, we correct it and communicate the change where appropriate.

We say when we could not verify something

Missing information does not become true because it appeared in a brochure. When an important claim cannot be independently verified, we identify the uncertainty and explain why it may matter to the investment decision.
